Hey Atlanta house hunters! Are you wondering where you can buy a house in Atlanta for $350K or less? Many first-time buyers get so excited to be buying their first place ITP (Inside the Perimeter) and think that $350K should buy them a palace only soon to discover that unless you drive out to the burbs, you may only find fixer uppers or live in a 400 sq ft condo.  But, don’t lose total hope!  There are some options out there and if I only had $350K to spend ITP, here are the areas I would consider:

Best Atlanta Single-Family Home Under $350K:  East Atlanta

East Atlanta currently has some of the better single-family home options under $350K. Keep in mind that most of these will not be within blocks of the EAV (East Atlanta Village).  However, there are several renovated options if you are willing to live a mile or 2 south of EAV and some of these are even in the $200’s!  I think there could even be potential for you to see a nice return on your investment for homes that are priced in the $200’s…as finding any good quality homes in this area in the $200’s is getting tougher and tougher to come by!  Plus, the location is still a nice compromise — you are minutes from restaurants at EAV, minutes to I-20 accessibility, and can get to many popular neighborhoods within 10-20 minutes.  Additionally, many of the lots (especially the further south you go) are large and spacious so you really get to have the whole package – a house AND a yard.

Best Atlanta Townhome Under $350K:  Glenwood Park/Grant Park

I think you’re best bet for a townhome under $350K in Atlanta is to look in the Glenwood Park/Grant Park areas, specifically along where the Beltline will be.  Choices include:

  • The Enclave at Grant Park – This community typically has a few 2/2’s or sometimes a 3/2 townhome available.  They were built in 2005-2007, are typically around 1,500 sq ft for a 2/2 and 1,900 sq ft for a 3/3.5, and have low HOA fees.  This would be a great investment to hold onto if you are wanting to have a piece of the Beltline.  They will literally be steps away from Beltline access.
  • The Swift– This is a new construction site of 120 townhomes and it is located just south of E. Confederate St and east of Avondale Ave SE.  If you are one that has to have BRAND NEW, than this is one of your best bets for under $350K.  Hint – don’t think on it too long though because as we typically see with new construction, the prices only rise as more units are sold.
  • Glenwood Green –  This is just steps away from the main Glenwood Park shopping area, the New Kroger shopping center, and the incoming Beltline (not to also mention the upcoming Atlanta Dairies project up the street). It’s also a quick drive over to more restaurants in East Atlanta and Grant Park.

Best Atlanta Condo Under $350K:

  • For a One-Bedroom Condo1010 Midtown: If you are going to splurge on a 1-bedroom condo, I’d pick a unit at 1010 Midtown.  Right in the heart of Midtown along Peachtree St, you can get awesome views of the city.  Plus, everything everyone loves about living in Midtown is at your fingertips – restaurants, Piedmont Park, Marta, and Food Truck Thursdays!  What I love about 1010 Midtown is the newness & sleek/contemporary look it has. Also, the building has an excellent gym and pool area.
  • For a Two-Bedroom CondoArizona Lofts: This is located on the edge of Kirkwood just a block off of Dekalb Ave. The style isn’t for everyone as it has a much more loft look and feel – cement floors, metal ceilings, and brick walls. (I’ve seen some owners do some pretty cool designs with their units.)  But if you like the urban, loft look, than this could be for you.  You really get a lot more space here for your money than other condos located in Midtown or Buckhead. And, the HOA fees are not outlandish.
