When I get buyers looking for homes that are intown yet affordable, I always mention the Atlanta neighborhood of Kirkwood. I quickly get asked, what is it like to live in Kirkwood? For the most part, it feels just like any other cozy neighborhood you encounter in Atlanta. Friendly neighbors, walkability, restaurants, and parks. So what is the catch? Perhaps the catch that makes buyers hesitate on considering homes in Kirkwood is that it’s not located 3 minutes from Downtown or Midtown (it’s more like 15 minutes). Let me outline what it is like to live in Kirkwood and perhaps this will change the mindset of those not putting Kirkwood on their radar.
Downtown Kirkwood
Residents enjoy walking over to the local downtown area to grab a coffee or bite to eat. There are several Kirkwood dining options to choose from:
- Elmyriachi – Casual mexican restaurant with outdoor patio dining and top notch service
- Kirkyard Public House– Local neighborhood pub great to watch sports at and drink beer
- The Pullman – A family friendly pub with great lunch and dinner options (and good drinks too)
- Le Petit Marche – Quaint restaurant popular for brunch and lunch. The building is small, so be prepared to wait for available seating
- Anna’s BBQ – Have a taste for bbq? Hit up Anna’s BBQ for tasty bbq meats and all the side fixings.
- Tap Room Coffee – Your one stop shop for a relaxed coffee in the morning and craft beer in the afternoon/evening.
Parks in Kirkwood
There are pleasant green spaces to enjoy in Kirkwood.
- Bessie Branham Park – Home to tennis courts, a baseball field, & playground equipment. It also is host to the annual Kirkwood Spring Fling festival in May.
- Kirkwood Urban Forest and Community Garden – Residents have transformed what was once 7 acres of empty land into hiking trails and a community garden. Great place to take those pups on a nature walk.
Variety of Homes in Kirkwood (and Affordable!)
- Single Family Homes: To top off all the great things Kirkwood has to offer, the icing on the cake is that there are a variety of homes to choose from in Kirkwood and most are relatively affordable. From newly built craftsman to older bungalow and victorian options, there is a little mix for everyone. The popularity of this neighborhood has increased over the past several years and hence, prices have been steadily increasing. But even so, buyers in Kirkwood can find homes in the low $200’s (for smaller bungalow and cottage styles) and all the way up to $600K for large, new construction craftsman.
- Unique Lofts: Kirkwood does sport some popular loft options as well. Located along Dekalb Avenue are 2 popular buildings, Arizona Lofts and La France Street Lofts. Both have 1 and 2 bedroom options which feature soaring ceilings and private exterior entrances. The HOA fees are low and you get a lot for your monthly HOA fee: a pool, gym facility, and dog park. The prices for these range from the $180’s for a 1 bedroom and up to $250K for a 2 bedroom. You can’t find these type of prices for the space in other popular condo/loft living areas such as Midtown & Buckhead.
