Location:

Pine Hills runs parallel to Lenox Rd (just east of it) & north of I-85.  This location provides quick access to I-85 or Hwy 400 which is perfect for those that work in Midtown, Downtown, or up in the Perimeter.
Pine Hills is also within minutes to Buckhead shopping/dining.  You can really live near all the fun attractions and things to do but you’ll still get the feel of a secluded, private neighborhood away from all the traffic and noise.

Neighborhood Atmosphere:

Just take a drive through Pine Hills and you’ll see where it gets its name.  The tall pine trees fill the winding roads and you’ll discover many rolling hills and shaded sidewalks throughout this neighborhood.  It’s a super family-friendly atmosphere and residents love the large lots set back away from the roads.  When I see the homes in this peaceful neighborhood, it really makes me want to move here.

You’ll get the feeling that you belong to a private country club when you consider that this area has it’s very own swim/tennis club.  At the dead-end of Roxboro Dr NE is the Roxboro Valley Association Swim & Tennis Club.  Another landmark in Pine Hills is the Shady Valley Park, complete with a soccer field, basketball court, playground, and picnic area.

Home Styles & Prices:

The home styles found in Pine Hills are scattered with a mix of 1960ish ranch homes on large lots, new large custom traditional homes, and even a few modern homes.  If you take a look now in 2017, you’ll find that there is a ton of custom homes being built.  The average home price in Pine Hills for 2017 is around $750K.  Expect to pay between $1-$1.4 million for a large, newer construction home.  This may sound like a lot of money (don’t get me wrong), but when you compare the amount of land + square footage you get for the price vs. other areas of town (portions of Buckhead, Midtown, Morningside, Virginia Highland to name a few), it’s actually quite attractive.
Besides single-family homes, you can also find a small collection of townhomes such as the new townhomes called Stonehill at Lenox (in the low $600’s), Rivers Edge community (starting in the mid $300’s), and Buckhead Place (low $500’s) to name a few.
Because Pine Hills is split between Dekalb and Fulton County, there are 2 different public school districts:
In Fulton County –> Sarah Smith Elementary, Sutton Middle, & North Atlanta High
In Dekalb County–> Woodward Elementary, Sequoyah Middle, & Cross Keys High
The schools on the Fulton County side are strong performing schools while the schools on the Dekalb side are not as strong. Thus, you may find that home prices on the Fulton County side will be higher.  However, if schools are not a factor, then you could find a nice, large home for a slightly lower price. In fact, there are many families whom live on the Dekalb side and have their children enrolled in private schools.
