Looking for quality new townhomes in Atlanta?  One place to consider is the new gated subdivision of Atlanta townhomes called “Towns at Druid Hills.”  The builder is Ryland Homes and is selling 65 townhomes (in phase 1) & 19 additional townhomes (in phase 2) varying between 2800-3,000 sq ft with either 3 or 4 bedrooms.  I took a look at a few of the options the other day and thought I’d share with you some of the details.  I just love the style of the Towns at Druid Hills for many reasons.

Well-Thought Layout
  • The garage and main living area are all on one level!!!  In a typical townhome style, you generally park on the bottom floor, then have to go up a flight of stairs to be situated in your kitchen/living room area.  This is not the case with the Towns at Druid Hills townhomes.  No more lugging groceries up a flight of stairs!!  However, they do have the traditional floor-plan layout still available (which is what is shown in the above picture).
  • There is a sizeable and cozy family living room area in the bottom floor.  Perfect for watching movies, a game room, or just a space to get away from the rest of the family.
  • The washer/dryer room is on the upper level near all the bedrooms.  This is typically more standard in new builds, but an important feature!  Nobody wants to lug their laundry up and down flights of stairs!

Finishing Touches

There are many upgrades that you can select from the base plan to really give the townhome an impeccable style.  Of course, upgrades are going to cost money.  Generally, most buyers will tend to spend up to $25K extra in upgrades.  For example, wood floors throughout the entire townhome (not just the main living area) will be considered an upgrade, wood shelving in the pantry/bedroom closets (vs the wire shelving) will be an upgrade, built-in cabinets are an upgrade, his & her bathroom showers, etc.  I think you get the point.  If there was one upgrade that I wouldn’t skimp on, it would be the flooring.  When it comes time to re-sell, buyers are always looking for hardwood flooring throughout the house vs carpeting in bedrooms and if there are 2 comparable townhomes for sale, you bet they will pay a little extra and choose the full hardwood floor option.
I’ve posted 2 pictures so you can see a fully upgraded townhome (and think FULLY upgraded — probably $40-50K in upgrades) and also one that is more basic.  It’s hard NOT to do some upgrades once you see what is available.  (And of course, seeing a staged unit will always show better than an un-staged one.)  I feel like the pictures I took don’t even do this townhome justice — it’s really something you should see in person.

The location is perfect for those working at Emory, Buckhead, or even Midtown  

Where are the Towns at Druid Hills located?  This subdivision is located along North Druid Hills Rd, less than a mile south of Briarcliff Rd NE (near Target, Chick-Fil-A, Panera, more restaurants, & I-85) and just under 1/2 mile to the north of Toco Hills Shopping Center.  The location is perfect for those working at Emory, Buckhead, or even Midtown.  These new Atlanta townhomes are literally within a 5 minute drive to hop onto I-85 which can quickly take you to GA-400, Downtown, Midtown, or Buckhead.

HOA Fees / Schools / Etc
  • The HOA fees are VERY reasonable.  $200/month covers exterior landscaping, cleaning of gutters, pressure washing the exterior, painting of exterior, and pool maintenance (among other things).
  • Pool — There is a pool/cabana area in this complex!
  • Schools – these townhomes are zoned to Briar Vista Elementary, Druid Hills Middle, and Druid Hills High School.
Price

So what is the actual price of these?  The prices of these townhomes really vary depending on what upgrades you get, whether it’s an end-unit, and which floor-plan you choose.  But on average, plan on the base price costing somewhere around $510K.  And just remember that if you want any upgrades (which I know you do), plan on spending an extra $25-$35K.  Think the price is high for a townhome?  Let me make you feel a bit better — if you bought this same type of townhome in more closer intown locations, it could cost as much as $700K+.  See, don’t you feel better already? 🙂
These townhomes are currently being built and I ALWAYS suggest that the sooner you purchase, the better.  New construction will typically increase the base price as the construction progresses and more are units are being sold.
