If you are shopping for new construction townhomes in intown Atlanta, you might want to keep these new townhomes in Old Fourth Ward on your radar. I’ve picked out 3 new townhome complexes in the O4W that are currently under construction.
Brownstones at Central Park – 410 Felton Dr NE
The Brownstones at Central Park are probably the best value out there right now. The same builder who built the now super pricey townhomes in Inman Park along the beltline is building a 27 unit complex located off of Felton Dr and Angier Ave near Central Park. Now, I’ll be honest. The first time I drove past this location, I was not a fan because it’s located in part of the O4W area to the west of Boulevard that is still not quite as developed. However,the whole area around there is rapidly changing for the better. Just across the street is the Atlanta Civic Center which is undergoing a massive mixed-use redevelopment, complete with a Publix, restaurants, and other retail shops. (Read more on the Civic Center Redevelopment here). It’s also under a mile to the Beltline, super close to Downtown and the 75/85 connector.
The price on these townhomes start in the mid $500’s for approximately 2,700 sq ft with 3 bed/3.5 bath/2 car garage and fully upgraded townhome. There is a community pool and HOA fees are only $250/month which include water & sewage. You really cannot find as nice of a townhome as this that is centrally located inAtlanta in the $500K price range anymore these days. I always encourage buyers to buy early as new construction prices only go up. I can see these townhome prices soar upwards just as the Inman Park townhomes did over the next few years.

Square at Glen Iris – Glen Iris Drive/Ralph McGill Blvd
If you are a fan of the John Wieland style of townhome and have a little more cash to spend, then you might want to consider looking at the new Square at Glen Iris development. These are being built on the block that runs along Glen Iris and Ralph McGill Blvd. This is a collection of 28 4-story townhomes with 3 beds/4.5 baths/2 car garage with an awesome open roof top sky terrace and optional elevators. There will be a central lawn with a fire pit and dog park for residents to enjoy. The square footage starts at 2,800 sq ft and the builder has a few different floor plans to choose from. The prices have already been increasing at this location and now currently the sales price ranges from around $699K to~$775K depending on floor plan and location in the complex.
The location of these new townhomes in Old Fourth Ward are very desirable. Just blocks away you are at the steps of Old Fourth Ward park, the Beltline, and Ponce City Market, and also one of my favorite breakfast spots, Highland Bakery. These townhomes will not disappoint if you can afford them!

Angier Townhomes – 616 Angier Ave NE
If spending $500K-$700K for a townhome is too much for you to take in, one complex to watch for are the Angier Townhomes. Currently there is a building with 4 completed townhomes. Behind this current complex will be another set of townhomes (I am unsure of the number being built, but I can only imagine it may be 4ish). These are more narrow in space, but they do have 4 levels, 3 beds/3.5 baths and around 1,600 sq ft. They also include an open-terrace on the 4th floor with a fireplace and ceiling fans. They are steps away from Old Fourth Ward Park and around the corner from Ponce City Market and the Beltline. The only downside of these is that they neighbor a floral wholesale shop. I guess there could be worse things to be located right next to! The estimated completion date is either the end of 2016 or beginning of 2017. Price is to be determined but the last unit that sold there wasat $420K so I would estimate that the new ones will be priced above this.
