I love townhomes. I used to live in one and loved the feeling of the home space without having to deal with yard maintenance. I’ve taken a look at some of the latest new townhomes in Atlanta being constructed in some of my favorite Intown areas such as Midtown, Virginia Highland, and Candler Park. Townhomes are a popular option for Intown living. The prices of townhomes in these areas tend to be a bit on the steeper side, but as you increase in price so does the quality of finishes and location. The 5th and Piedmont townhomes are a perfect option for one that loves Midtown and Piedmont Park. It’s location gets a 100 in my book for walkability. Just 2 blocks west and you end up on Peachtree St for numerous dining options. And just around the corner is Babs, an eclectic brunch spot. Within about 5 blocks, you are at the edge of Piedmont Park. Nothing beats having a short walk to Piedmont Park during big events such as Music Midtown, where parking is a challenge. Besides the location, the features of these unique townhomes are top notch: Tall ceilings, wide plank oil finished hardwoods, marble countertops, custom cabinets, and a rooftop terrace perfect for entertaining. Sky Hill Townhomes offer another great location in a hot area of town. This location is really at the center of many fantastic neighborhoods that one could walk to thanks its proximity to the Beltline and Freedom Pkwy Trail. One could head over to Ponce City Market or Historic Fourth Ward Park (just 2 blocks away) or hop on the Beltline to enjoy some fresh air at Piedmont Park, or grab dinner in Virginia Highland or Inman Park. These new townhomes feature a modern look with custom lighting and cabinets, stone countertops, and a roof-top terrace which will have excellent views of both the Downtown and Midtown skylines. I have to point out the HOA fees of $175 which are very low compared to most townhomes of this caliber.

If you are a fan of Virginia Highland, then you may want to consider these fabulous new townhomes that are not too far away from all the attractions locals love about Virginia Highlands: the bars, delicious restaurants, and boutique shopping. Situated just east of Briarcliff Rd (almost behind Springdale Park Elementary school) is where you’ll find these adorable townhomes. They have a traditional style inside but include all the latest upgrades you would expect: marble countertops, hardwood floors, coffered ceilings, and an open-kitchen concept. Buyers have 3 color palettes to choose from and can add a few upgrades such as wood flooring in the bedrooms (for an extra $5K). The bedrooms are a bit on the smaller side in my opinion, but the master bedroom does have separate his & her closets.

Just on the edge of Brookhaven (actually located in Chamblee) is a new set of lovely, spacious townhomes called Turnbury Gates. They feature an open living-kitchen concept with all the upgrades and what I love is that there are extra little nooks in the kitchen area for a breakfast table and a small desk area. The master bedroom is very spacious and also has a little extra nook for a seating area. The master bath is amazing with long, double-sink countertops and a trendy tub. On the bottom floor you’ll find a bonus room that can be used as a movie room, entertainment space, office, etc. At first glance on a map, I was turned off by these because they looked as though they were right behind a Lowe’s store. However, when I was actually there in person, you wouldn’t even realize it once you’re in the complex. What you will see are some glimpses of the Peachtree Golf Course, which backs up to the back of this subdivision.

Another subdivision of new contemporary townhomes can be found in Candler Park along Dekalb Avenue. The great aspect I like about these are that they are located close to Inman Park but you don’t have to pay the Inman Park price-tag. A new townhome in Inman Park could cost you $700K+ but the price for these Axis Townhomes are around $479K. Usually I’m not a fan of townhomes located right along Dekalb due to traffic noise, but these are nestled just inside a complex of condos, so they are not facing directly to traffic noise. The location of these do provide some walkability to a few dining options such as the popular Fox Bros Bar-B-Q and Radial Cafe. The MARTA is within walking distance and all of your daily shopping needs are a short 3 minute drive over to the Edgewood Shopping District. The interior finishes include granite countertops, custom lighting, open floor plans, and Moen fixtures.

Located just north of Emory at the intersection of Briarcliff Rd and LaVista are the Linden Court townhomes. They feature beautiful gourmet kitchens with granite countertops, hardwood flooring, and an open floor plan. There are still several yet to be built, so if you purchase pre-construction, you can pick out all your finishes. While the location of these are not as central to town as the other options mentioned above, there are still lots of positives of where these reside (plus a slightly lower price-point!). For example, getting access onto I-85 is just up the road, Buckhead shopping is a quick 10-15 minute drive, Emory is a short 5 minute drive, and it’s located to all your shopping needs such as Whole Foods, Target, Mellow Mushroom, and a quick drive over to the Toco Hills Shopping area. I was surprised to find how quiet these were despite being close to a major intersection and I loved how spacious and large these felt.
