Looking for an Atlanta Intown neighborhood to invest in? One area to think about is Edgewood. In fact, invest in Edgewood real estate now before prices spike any further. The average price in Edgewood has increased 22% from 2015 to 2016 (as of June 2016 when I pulled the MLS data). The average price in 2015 was around $250K and now it is up to approximately $306K as of June 2016. As I took a short drive around the Edgewood area the other day, it is evident that investors/builders are jumping on the affordability of this location.
The current price for a new construction home in Edgewood is anywhere in the mid $400’s to low $500’s which gives you at least a 4 bedroom/3 bath home. Just a few years ago, I would have never imagined that these prices would be happening in Edgewood. However, Edgewood still has one of the more affordable locations compared to many other intown neighborhoods and it might be a good area to invest in now before it becomes even pricier.
So what does Edgewood offer?
Mixture of homes –
Edgewood has a mixture of old bungalows that need TLC, new construction craftsmans, and sprinkled here and there are several contemporary homes. One thing I will point out about the contemporary homes in Edgewood… they tend to be much more affordable than in other areas which is a huge plus for lovers of contemporary. Each time I drive through this area, it continues to change as more new home construction in Edgewood continues to pop up.
New Development –
An exciting new development around the Edgewood MARTA station is currently under way. The existing MARTA parking lot along La France St will be the new location of a mixed-use development of apartments and retail. Just across the street is a new townhome project that is also in the works (although I am still fuzzy on what will the townhomes will look like and what the price point will be).
Community Garden –
Edgewood has their own community garden complete with vegetables, flowers, and CHICKENS! Next to the community garden is a brand new Edgewood community center that will host gatherings for classes on cooking, children’s activities, etc.
Shopping Center –
Edgewood is home to one of the more major shopping areas for your everyday needs. Target, Kroger, Barnes & Noble, Bed Bath & Beyond plus more are all in Edgewood’s backyard.
